Sealing concrete is a crucial maintenance task that protects your investment from harsh UV rays, dirt, grime, freeze-thaw damage… and the list goes on!
There are many benefits to sealing your concrete, but you’re likely wondering what it will cost you.
In this guide, we’re using our 30+ years in the concrete repair and maintenance industry to shed some light on the costs associated with concrete sealing.
Sealing concrete costs around $0.40 to $0.90 per square foot. This rate can vary based on the factors in the next section.
For example, sealing a standard 650-square-foot driveway might cost approximately $260.
Note: You usually also have to factor in the cost of concrete cleaning that has to be done prior to sealing, which is discussed in more detail below.
Obstacles like fence posts or pools can hinder the ease of access to the sealing site, which can influence the final cost. Sites that are more challenging to navigate generally mean higher prices.
The current state of the concrete also plays a role in the cost of sealing.
Concrete with lots of texture or surface damage that has opened up the pores of the concrete can cause more sealer to be absorbed. The added material needed can lead to a higher final cost.
Because concrete cleaning has to be done before sealing can take place, bundling these services can oftentimes save you money on both.
Penetrating and topical are two concrete sealer options that require different application methods. Penetrating sealers tend to cost less upfront than topical sealers, so depending on which you choose, the final price will be higher or lower.
Pro Tip: Although penetrating sealers are the lower cost option, they actually last longer than topical sealers because they absorb down into the surface of the concrete instead of just sitting on top like paint.
Because the cost of living varies from region to region, the geographic location where the sealing is taking place will affect the final cost. Higher cost of living areas with increased fuel, labor, and material costs will result in a higher final sealing cost.
Before concrete can be properly sealed, it must first be thoroughly cleaned.
Many concrete sealing service providers will require that they do the cleaning so that they can ensure that the concrete was cleaned thoroughly enough for the sealer to absorb correctly.
In this article, sealing pricing is represented separately from cleaning pricing, but these services are often bundled together.
For concrete cleaning and sealing done together, expect to pay approximately $1.00 per square foot.
Some companies may charge minimums for concrete sealing services. At A-1, the minimum cost varies at each of our nationwide locations.
Expect to pay an estimated minimum of $300 to $400 for sealing services. This may be lower if cleaning services are bundled together with sealing.
Penetrating sealer tends to be more cost-effective upfront. It also needs to be reapplied less frequently than topical sealers, which saves you even more money over time.
